The same room, twice

One room. Two ways to finish it.

Warm on the left, cool on the right. Same camera, same frame, same scope — only the decision changed. Drag to move between them.

Conceptual renderings, generated from the original film’s own frames and reviewed shot by shot. Finish-and-furnish scope only — nothing structural changed and no square footage was added. These are proposals, not photographs of built work, and not a listing.

A word about your privacy

You will never find your house on this website.

I don’t publish client work. I never have, and I don’t intend to. Your plans, your budget, your address and your photographs are yours — not my marketing material.

Every client I have ever had came by word of mouth. That is the only proof I would want, and it is what discretion buys.

Two ways in

Most people arrive with one of two problems.

The discipline is the same either way: decide what the building should become, price it honestly, and hold the line while it gets built.

Listing agents & sellers

The house won’t photograph the way it should sell.

Dated finishes, hard rooms, a floor plan buyers can’t read. You need to show the ceiling on the property before anyone commits to reaching it.

  • A private Vision Book for your seller — every room finished, priced by path
  • Scope and budget for the work that moves the number, and the work that doesn’t
  • Trade coordination through to photography day

Owners & investors

The project needs someone on your side of the table.

Ground-up, a complex remodel, a redevelopment play. Design professionals, contractors and the jurisdiction all answer to someone — that someone should be working for you.

  • Design Executive on the project: the decisions, and the authority to make them stick
  • Owner’s representation — schedule, budget, change orders, risk
  • Feasibility and entitlement strategy before the capital is committed

Why wellness is not a finish package

I spent seven years watching what buildings do to people.

Before design, I was a Level 1 trauma nurse — four years in the Air Force, then three in the emergency room at San Francisco General. You learn to read a room for how a body moves through it under stress: where the light falls, where the air goes, what someone grabs when they are unsteady, how far it is to the thing they need.

Then I built a health spa in Tokyo and ran it for four years — profitable in its first year — designing the whole environment around that same question.

That is what I brought to real estate. Wellness here isn’t a steam shower and a paint colour. It is comfort that is engineered rather than decorated — and engineered comfort survives the next owner’s taste, which is why it holds value.

Light
Daylight and glare control, room by room and season by season
Air
Ventilation, filtration and humidity specified, not left to the equipment schedule
Water
Supply quality, drainage and moisture detailing at every wet wall
Sound
Separation between the rooms people rest in and the rooms people live in
Movement
Circulation, reach and clearances that still work decades from now

The film · 1 min 16 sec

The house as it was, in my own words — and then finished.

Filmed on the property. It closes on three of those rooms finished in both schemes.

Every rendered frame carries its scheme at bottom left and its disclosure at bottom right. The house has since been demolished — the film is the only record of it.

Background

An unusual route to a building site.

Every step of it is why I run projects the way I do.

2000–2004

Licensed vocational nurse and emergency medical technician

United States Air Force

Operation Enduring Freedom and Operation Southern Watch, deployed to Saudi Arabia. On an Air Expeditionary Group specialty team that stood up fully operational mobile hospitals inside twenty-four hours. I learned to build a working facility from nothing, on a clock, with the people already on their way.

2004–2007

Emergency room registered nurse, Level 1 trauma

San Francisco General Hospital

TNCC, ACLS, BLS and PALS certified. Three years of triage: deciding in seconds what matters now, what can wait, and what is going to go wrong next. It is the same instinct a project schedule needs.

2007–2011

Founder and chief executive

Yokota Body Transformations Health Spa · Tokyo

Conceived, launched and scaled a premium health and wellness spa in one of the most competitive markets in the world — profitable in its first year. My first time designing an entire environment and the service journey through it, and the first time I owned the P&L of a building.
